  Structure
RCC framed structure with 9" external walls and 4 ½" partition walls made of bricks / solid blocks

Flooring
16'x16' First Quality Ceramic Tiles of reputed brand for all rooms. (Rs.25 /- Per sq. ft. including laying). The colour choice will depend on bulk availability of tiles.

Painting
Walls will be cement plastered and painted with 2 coats of coloured cement paint on one coat of primer. Doors and grills will be painted with 2 coats of enamel paint over one coat primer.

Kitchen
The cooking platform top shall be of polished black granite and shall be a maximum of 10 ft length and will be provided with Stainless Steel Sink with drain board and Ceramic Tiles up to 2 ft. above the platform. The kitchen will not be provided with a door.

Loft
One each in Kitchen and Bedrooms. One Shelf will be provided only in Kitchen

Doors & Windows
Main Door will have teak frame and all other doors will have frames of Seasoned wood. The Main door shall be a Decorative Moulded Panel Door Melamine polished on one side and enamel painted on the other & all the other doors will be good quality hard-core flush shutters enamel painted on both sides. The Main door will be provided with a lock (Godrej or Equivalent), Aldrop & Door Eye. Openable type aluminium anodised windows. MS Grills of attractive design will be provided for all windows. A/c openings will not be provided with grills.

Bathroom
The flooring in the bathrooms will be of Antiskid Ceramic Tiles (Rs.25 /- Per sq. ft. including laying). The Walls will also be provided with Ceramic Tiles up to 5 feet height(Rs.22 /- Per sq. ft. including laying). The colour choice will depend on bulk availability of the tiles.

Plumbing & Sanitary
FittingsConcealed plumbing lines with good quality PVC pipes & specials (GI pipes & specials for hot water connections). In a two bedrooms flat, one Indian and one Western type closet will be provided. All Bathrooms will have good quality Chromium Plated fittings, fixtures & provision for Geyser connection. All sanitary fittings will be white colour of reputed brand.

Electrical
Concealed three-phase copper wiring with PVC conduits. Adequate light & fan points with 5 amps plug points will be provided. Concealed conduit provision for Telephone & T.V. will be provided in living room and Master bedroom. Exhaust fan provision will be provided in the kitchen. One 15 amps point for A/C will be provided in the Master bedroom.

Pest Control
Pre and post construction anti termite treatment will be done.

Land Scaping
A professional Landscape designer will carry out land scaping to enhance the beauty and greenery in the complex.

Lift
Two 10 passenger automatic elevators per block of Johnson or equivalent Make with V3F and rescue device.

Any features not included in this list but desired by a flat owner may be given at our discretion and at additional cost.
